Boundary is chanote-exact from working plan s64mg7ab (Architect LAYOUT 2026.07.08 FINAL). Phase 1 = 81903, 3-0-36 rai (4,944 m²) on the Highway-Road frontage — the Safebox build. Phase 2 = 189415, 2-0-0 rai (3,200 m²), future. The black Chanote-boundary dots sit on deed markers มก. 8029 / 8853 — drag only to verify.

Architect building lines (5 / 10 m)

From LAYOUT 2026.07.08 FINAL: N + NE + S edges 5 m, E + W edges 10 m. Permit classification: "Rental Storage Building" (not warehouse).

Road frontage setback (MR55 cl.41)

Regulatory front setback. The north edge faces "Highway Road" (public road, NOT the M7) → ≥6 m from its centreline (road <10 m wide). Same 6 m on "Safebox Road" (east entrance).

M7 highway controlled-strip band

OFF by default — you are set well back from Motorway 7, so the DOH controlled-strip likely does NOT reach your build. Only turn on + tag an edge "highway" if DOH confirms a Royal-Decree controlled strip covers this depth.

Neighbour line (0.5 m solid wall) 4 m corner visibility splay

The fence sits ON the boundary — owner spec 2.5 m max (legal limit 3 m). On the east the fence + gates are inset to the 10 m building line, leaving an entrance apron. The shaded bands are building lines — pods/office stay behind them. Setbacks measured from the small roads at your boundary, not the distant M7.
