Market structure: 7+ Pattaya storage operators (PSS, MeSpace, SSP, SS Jomtien, U-Store-It, Wonder Storage, Self-Store Center) — but none offer the full Safebox combo (climate + humidity + 24/7 app + premium UX + multilingual). Our moat is the COMBO, not any single feature.

Customer mix differs: Pattaya = heavy Russian/CIS (10-15k) + Western retiree (12-22k) + Thai SME. Phuket = digital nomad + hospitality + Western tourist. Unit mix, language, payment rails, marketing channels need adaptation.

Mystery-shop protocol (run before Pattaya site LOI)

Goal: Estimate each competitor's occupancy by attempting to rent specific unit sizes and recording how long the wait/availability is.

  1. Call each competitor in random order (3 callers, 3 different phone numbers, spread over 2 weeks). Use different unit-size requests per call to avoid pattern detection.
